The Bianco Professional Association, since its inception, has been actively engaged in the practice of real estate since its inception.  Our real estate practice is diverse and has evolved to meet the demands generated by a variable economy.  We represent a variety of clients including developers, private and institutional lenders, lessors of residential and commercial property, manufactured housing parks, professional associations, condominium associations, and other businesses and organizations active in the real estate community.

Our services include all aspects of conveyancing, commercial and residential financing including conduct of closings, work-outs, foreclosures, and collection of deficiencies, the negotiation and preparation of both residential and commercial purchase and sales agreements and leases, easements, covenants, boundary line agreements, options, bonds for deed, sales with lease-back, and other contractual instruments, zoning and regulatory law including subdivisions, residential and commercial development, private financing, and title work, including title insurance, boundary disputes and quiet-title litigation.  In addition to real estate and lending, the firm has a heavy concentration in the areas of municipal business, probate, litigation, legislation, and regulatory law, all of which can impact real estate development and conveyancing.  We also represent landlords, tenants, and management companies with respect to the lease of commercial and residential real estate.

In advising our clients in real estate development and conveyancing, we seek to facilitate transactions while scrupulously protecting our clients’ interests.   When representing lenders, we take particular care to understand our clients’ internal business practices, standards, and priorities, and give full consideration to them in our representation.  We are also mindful of the contingencies inherent in the real estate and lending practice and are committed to “doing what needs to be done” to meet the time frames and other constraints surrounding the transaction.
